Rovers Den is a charming property located in the heart of Perthshire, on the outskirts of the beautiful city of Perth. The cottage occupies a wonderful position with a private garden overlooking open farmland, the lovely River Earn and the Moncrieffe Hills. The property has been newly re-furbished and is extremely well presented. The property has a bright and airy open plan layout with the main oak wood floor living space on the ground floor and a carpeted gallery bedroom accessed via a spiral staircase. The garden leads round to a second decked area on the other side of the property, which overlooks the River Earn and Moncrieffe Hills. This deck can also be accessed via the rear kitchen door. The kitchen is compact but both fully fitted and well equipped. This lovely cottage sits only a quarter of a mile from the local village and all essential amenities. There are a number of pubs and restaurants within walking distance. The local farm shop offers a great variety of quality produce. There are local tennis courts, bowling green and access to walks along the river. The much-loved city of Perth is only four miles away and offers a vibrant retail centre, theatre, concert hall, leisure facilities and much more. Perthshire has many and varied activities for all ages and interests. Historic sites include Scone Palace, the Black Watch Museum and Elcho Castle. Golf is available at twelve courses each within a 10 mile radius of the property. The internationally renowned courses at St Andrews and Gleneagles are also within easy traveling distance. There is fishing or canoeing available on the many rivers and lochs in the area. Perthshire is a fantastic location for outdoor enthusiasts and boasts some truly magnificent countryside.
