Rowan Cottage is situated in 17 acres of the owner's private grounds, which follow the river and lead directly down to the Dornoch Firth. Built in the 1800's, of mellow sandstone, Rowan Cottage was originally the carriage house. Accessed via a private lane, this two-storey, semi-detached building has been converted to provide a delightful old stone cottage in a quiet and secluded setting, and the owner lives next door. The ground floor offers an open plan living space. The charming living area has a large wood burner at one end, and French doors which open onto the pretty sunken garden complete with outdoor garden furniture. Stone steps lead up to the partly walled garden which is a real delight, with a lawn and mature flowering shrubs. The kitchen area is modern and very well equipped. The first floor offers two kingsize bedrooms, both with their own bright and spacious en-suite facilities, one with a modern bath with feature power shower above.
Rowan Cottage is ideal for country lovers seeking peace and seclusion in a quiet and accessible location. Wonderful walks can be taken beside the pretty, flowing river and through the bluebell woods, down to the waters of the Dornoch Firth, the confluence of five famous Highland rivers. The immediate area is a haven for wildlife. Migratory geese, waders and ducks are all regular visitors. Ospreys nest close to the cottage and sea eagles have been spotted overhead. Deer, seals, otters and pine marten can also be seen close by.
The nearest village, Ardgay, is just 2 miles away, and offers a local convenience store and a small cafe. The next village of Bonar Bridge provides further facilities, including shops, a cafe, a pub, post office, chemist and a bistro restaurant. The village also has its own 9-hole golf course. There are numerous outdoor activities and places of interest within easy reach. The fishing is renowned, with salmon and trout fishing permits available to visitors in season. There are spectacular mountain bike trails close by, and golfers are spoilt for choice, with a number of championship golf courses within a short drive, including Royal Dornoch and Brora. Rowan Cottage is close to the renowned North Coast 500 Route, which runs through some of the most spectacular scenery to be found anywhere in the British Isles. Local places of interest include the Falls of Shin, one of the few places to see salmon leaping close to hand, and Dunrobin Castle, the historic seat of the Duke of Sutherland. The route across to the west coast from here is truly awe-inspiring, with rugged mountains interspersed with crystal clear lochs and the emerald green sea of the Atlantic. Heading south, Inverness is just 45 minutes' drive away. Beach 15 miles. Shop 2 miles, pub and restaurant 3 miles.

Enclosed lawned garden with sitting-out area and garden furniture. 17-acre natural, unspoilt grounds with woodland (shared with owner). Bike store. Private parking for 2 cars. No smoking. Please note: The property has a natural water supply from a river. There are 3 steps in the garden. There is an unfenced river in the grounds, 20 yards away, which leads directly to the Dornoch Firth.
